Start from the policy, not from the catalogue
It is the insurance policy that sets what is covered at home and, very often, the minimum grade together with a compliant fixing. For a second home shut for months, read the unoccupancy clauses closely: some cut cover beyond a certain length of absence, which changes the whole calculation. A seafront flat lived in a few weeks a year is not read the same way by an insurer.
EN 1143-1 grades resistance to attack, EN 1047 deals with fire, and the two do not overlap. For boat papers, title deeds or backup drives kept in a home by the sea, damp comes on top of everything else and weighs on the model as much as on the spot you choose.
The advertised weight proves nothing on its own. A safe that two people can lift leaves the flat by the same route as everything else, lift included, and gets opened elsewhere with no witnesses: a marina quay on a weekday evening in January is not the busiest place in town.
Where to fix it, between quay level and red rock
In a marina flat the question is the substrate: many partitions are lightweight and will not take a chase, and a structural wall in a co-owned building is not something you cut into without permission. That leaves bolting through the slab or into a cross wall, with anchors suited to concrete and a fixing that gets checked.
In the villas at Capitou and Minelle, masonry and rock give better anchorage, but the obvious places are still searched first: bedroom, dressing room, study. A utility room, a service cupboard or a cross wall on the lower level makes the search less immediate, as long as you can still get at it easily day to day. Rock comes close to the surface on those slopes, which sometimes limits how deep a chase can go.
Two local caveats: avoid the garage and the cellar on the low ground near the Riou de l'Argentière, where water has already come up, and think about damp if you are storing documents. A fire-rated safe sitting on a slab that floods protects against one thing and not the other. A dry, ventilated upper floor beats a convenient basement.
