Say which Biot you are calling from
The village sits on a promontory no car crosses. You park below, pass through the porte des Migraniers or the porte des Tines, then climb the calades up to the place des Arcades. Everything needed to open a door is carried by hand, so give the exact lane and the floor. Parking, for its part, rarely frees up at the moment you need it.
In the plain the order is reversed. The estates of Saint-Philippe and the newer schemes at Les Clausonnes present a gate, an entryphone panel and a name that is often not the current occupant’s. Give the name shown on the panel, the block, the floor, and the pedestrian gate code if you happen to know it.
One detail catches newcomers out: Biot station is down on the coast, beside the Brague and the RN7, several kilometres from the village that gives it its name. Saying only “Biot” can send the visit to the opposite end of the commune. The name of the lane is worth more than the name of the town.
Proof of occupancy first, technique second
No door is opened on the strength of a statement. You have to show that you live there: identity document with the address, rent receipt, energy bill, home insurance certificate. If everything is shut inside, a written word from the landlord, the managing agent or a neighbour on the same landing takes over. The rule protects the occupant as much as the tradesman, and it applies to a village house exactly as it does to a shared studio near Les Clausonnes.
The Sophia Antipolis employment area brings in a great many short-term residents: interns, visiting researchers, staff housed for the length of a posting. A short lease, a company accommodation agreement or a named booking for the furnished flat all serve as proof while nothing has yet been issued to a Biot address.
Only then does the door itself come into it. A latched leaf in a recent block at Les Clausonnes and a solid timber door deadlocked in a village lane call for entirely different work. The method is decided in front of the door, after looking at the leaf, the frame and the clearance, and an itemised quote is presented before anything begins.
